What Is a Home Inspection?

In a nutshell, a home inspection is a visual inspection of the home's structure, systems, and components. Our inspectors will review everything they can see and touch, and will identify any major defects in the home. Furthermore, we will provide you with an estimate of when major components of the home will need replaced (i.e., roofs, siding, HVAC, etc.). Ultimately, the inspection provides buyers with a clear picture of the home's condition and any existing (or imminent) concerns.

Why Get a Home Inspection?

Knowing the condition of the home you intend to purchase is valuable. If the home requires major repairs, you have the opportunity to either negotiate with the seller for the cost of repairs or back out of the deal altogether. How Long Does an Inspection Take?

The inspectors at Burgess are highly experienced and thorough. As such, a typical inspection of a moderately sized home usually takes several hours. Larger homes or properties that include outbuildings and/or specialty inspections take longer.

When Should I Schedule an Inspection?

Generally, buyers schedule a home inspection after their offer has been accepted but before they close on the home. This gives buyers time to identify any major problems that may impact negotiations with the seller.

Should I Be Present for the Inspection?

We highly recommend that clients attend the home inspection. This provides buyers with the opportunity to see issues for themselves and ask questions as they arise. Additionally, the inspection provides an opportunity to learn about the home's maintenance, systems, and components.
