Maintenance Tips to Prepare Your Home for Winter: Part 1

We equip our clients with knowledge so they can make an informed purchase on a quality home. That being said, even the best of homes requires proper maintenance. Hence, we’ve created a list of maintenance tasks that will protect your home this winter. 

1. Check the HVAC

Proper maintenance is the key to HVAC longevity and efficiency. Prior to winter, change your air filter and test out the system. It is better to know your furnace isn't working now than in the dead of winter. Additionally, schedule an annual HVAC inspection. A reputable contractor will be able to assess your system's condition and recommend repairs that will help avoid you avoid an emergency situation.

2. Test Smoke and Carbon Monoxide Detectors

While you are having your HVAC system inspected, also test your smoke and carbon monoxide detectors. Furnace and hot water heater ventilation issues are the primary causes of carbon monoxide leaks in homes. Furthermore, as furnaces and fireplaces begin to blaze, you will want to ensure that your smoke detectors are in proper working order.

3. Caulk and Seal Exterior Wood Surfaces

Over time, moisture causes exposed wood to rot and decay. To prevent decay, caulk and seal exposed wood around windows and doors every year. Decks made of pressure-treated lumber do not require annual maintenance, although they should be sealed every few years to prevent moisture damage.

4. Seal Masonry

Freezing temperatures have a way of cracking concrete surfaces. Before temperatures dip below freezing, patch any existing cracks in your driveway, sidewalks, patios, etc. to prevent them from worsening. Furthermore, seal your driveway before the snow flies to protect the surface from salt corrosion, chipping, and staining. If you salt your sidewalks and patio, we recommend sealing them as well.

5. Clean the Gutters

Now that the leaves have dropped, there is a good chance your gutters are clogged. Clean your gutters every fall to prevent water from backing up and overflowing the system. Neglecting this task can cause water damage to the roof and the foundation.
