Myth #1: A Home Will Pass or Fail an Inspection

This is simply not true, as there is no such thing as passing or failing a home inspection. A home inspector will examine the property and provide an accurate report of the home's condition, but will not offer an opinion about purchasing the home. Myth #2: Buyers Should Not Be Present During an Inspection

At Burgess Inspections, Inc., we encourage buyers to be present during the home inspection. That way, you can ask any questions that arise and learn more about the home which will likely soon be yours. Attending the home inspection will also help you to better understand the report you will receive after its conclusion.  Whether you are present or not, we will make ourselves available to you after the inspection for questions or concerns you may have.

Myth #3: You Don't Need Both an Inspection & an Appraisal

Home inspections and appraisals each have their own purpose but are both necessary to the home-buying process. Don't think that because the house was appraised that it doesn't need to be inspected. A home inspection will provide the buyer with a report of the home's condition, but an appraisal determines the property value for the mortgage lender. Some appraisers may point out safety issues depending on the loan type, but that does not replace the inspection.
